When Is the Best Time to List Your Home?
Who dictates the market? Ten to fifteen years ago many people within the Real Estate industry would have agreed that Real Estate Agents controlled the market. When a buyer wanted to see a home, the only option was to meet at the agent's office and flip through a binder of available homes for sale. With the emergence of technology, however, we have seen that tide turn. Home buyers now have a plethora of apps and websites at their disposal, such as Zillow.com, Trulia.com, and Realtor.com, just to name a few. So, the answer is clear. Consumers dictate when homes are most likely to be sold and will find an agent to show them the properties they want to see.
When is the best time to list your home so as to generate the most amount of profit? I believe this is a loaded question and one that we as Realtors are often asked. Many sellers believe they will get more money for their home in the spring market; however, there is also more competition among the increased property listings. Homes that are listed in the months of November through February will generate just as much profit, if not more, because of the limited inventory available for sale. At Resper Group Real Estate, we believe your home should be listed on the market when it’s priced according to the condition of the house.
Here are some examples of listings that sold quickly during the winter months. We listed two homes on February 6, 2018. The first home had 43 showings scheduled within 36 hours of being on the market; followed by nine offers, in less than 48 hours. The second home had six expected showings within the first 24 hours, and went under contract in less than 48 hours. So, if you're still a skeptic and believe that these two sellers would have received more money had they listed during the spring market, then consider the idea of whether our clients would have received 43 showings in 36 hours, with ten or twelve other similar homes listed on the market. When the property is priced in line with the market value, then it will sell for the most amount of money.
